Door not closing flush with cabinetry
Integrated built-ins have wood panels attached over factory doors, often 30+ lbs. Hinges sag over time. We carry replacement hinges and the special tools needed to adjust them without scratching your custom cabinetry. Bonus: we won't bill you the COI fee a separate cabinet guy might charge.
Compressor compartment warm or noisy
The condenser fan and grille at the top of every built-in unit is the most-ignored maintenance item in luxury kitchens. Dust accumulates inside the compartment, condenser efficiency drops, compressor runs hot and noisy. One side cold, one side warm
Each side of a built-in has its own compressor and evaporator. Symptoms diagnostic table:

What to know before you call

Almost certainly yes. Sub-Zero built-ins are engineered for 20+ year service life and the compressors are commercial-grade. Even on units 15-20 years old, most repairs are a fraction of the cost of a new built-in installed. We have serviced units approaching 25 years that are still running daily. Replacement only makes sense for severe structural damage or kitchen remodels.
Do you adjust panel-ready cabinetry doors?
We adjust the factory door alignment so your cabinetry sits flush. We don't modify the wood panels themselves — that's a cabinetmaker's job. In practice, 90% of "door not flush" complaints are fixed by hinge or factory-door adjustment, not by touching the wood.
How quickly can I get same-day service in Manhattan?
Most calls placed before 1 PM get a same-day appointment. After 1 PM we usually push to next-morning. Emergencies (no cooling, leaking water) we try to fit in same day regardless.
Can you service my Sub-Zero in a co-op with strict hours?
Yes. We work most NYC luxury co-op and condo building rules (9 AM – 4:30 PM contractor hours, freight elevator only, COI required, mat-and-protect requirements). Tell us your building when booking and we'll handle the logistics.
